Snowy Range Ranch
From the historic ranch headquarters and looming indoor
climate controlled arena, past the upland summer range
into the mountain high country, one is drawn to the
diverse landscape and privacy of this impressive
setting. The facility is the perfect venue for training
and working horses.
The Snowy Range Ranch is located 20 miles west of
Laramie WY against the Medicine Bow Mountains in the
historic area of Centennial. This ranch holds some of
the best water rights in the Little Laramie Valley and
offers complete privacy without giving up ease of
access! Under 30 minutes from town, this amazingly
productive ranch is a year round cattle outfit and
updated for the horse enthusiast. Historically hayed
700± acres yielding a
n average of 2-2.5 tons per acre, with an additional
4,800± acres of adjudicated water rights for irrigated
and sub-irrigated pastures. Facilities include updated
barns, corrals, shipping facilities and other
operational buildings.

Historically, the ranch has hayed approximately 700
acres, yielding an average 2 to 2.5 tons per acre, with
an approximately 3,500 acres of additional irrigated and
sub-irrigated pasture. In 2006, approximately 750 cows
were calved at the ranch, while running the 35
associated bulls and summering another 550 yearlings,
which were the previous year's calves.

HORSE OPERATIONS: A great
operation with the 300 by 150 foot indoor arena. An
apartment with observatory deck and two breeding rooms
with a lab/pharmacy are part of this facility which
includes 20 indoor stalls with outdoor runs adjacent to
the arena. A perfect setting for training and working
horses. The climate-controlled and well-lit arena is
large enough for quality roping, reining and working
cow-horse events, barrel racing and ranch rodeos. While
the seller is looking for a smaller location to move to,
they will be retaining grazing rights for 30 horses.
This is a small pasture area and will have little impact
on any Buyer operations. Seller will be responsible for
any care and feeding.
Laramie: Laramie is on a high plain between two mountain
ranges, the Snowy Range, about 30 miles (48 km) to the
west, and the Laramie Range, 7 miles (11 km) to the
east. The city's elevation is approximately 7,165 feet
(2,184 m) above sea level. The Laramie River runs
through Laramie toward its confluence with the North
Platte River east of the Laramie Range.
The city is about 41 miles west of Cheyenne, Wyoming,
and 113 miles miles north of Denver, Colorado,
and has a regional airport. The county of Albany has
approximately 32,000 residents with 27,200, living in
Laramie.
