Welcome to Winning Ways Stable! Set on 40+ acres of
rolling land and frontage on the Cocheco River, Winning
Ways offers the equestrian all the amenities you expect
in a facility of this caliber. Well planned and well
executed, attention to detail is evident throughout the
property.
Step into the bright and inviting Colonial, a large
mudroom holds all your boots and coats. The kitchen and
dinning room take full advantage of the morning sun,
relax with that second cup of coffee and admire the
view. A spacious second floor family room with skylights
is the perfect gathering spot at the end of the day.
There are three bedrooms with potential for a fourth,
and two and half bathrooms. The basement is dry and
insulated and ready for a bit of finishing for
additional living space. Outback, the deck overlooks the
trail head which goes out to the Cocheco River
waterfront and miles of groomed trails. The setting is
lovely, over ten open acres of hayfields, and hundreds
of acres of open conserved land create a feeling of
expansiveness.
The barn has been designed with the comfort of the
horse and rider in mind. Direct access to the indoor as
well as a long list of amenities make this a place
boarders will want to spend time at! Visitors will feel
right at home, with extras that go beyond the norm ,
with a heated office, viewing room and classroom, each
with large windows that face the arena. Parents can
watch their children take lessons, visitors can audit
clinics and riding clubs would be thrilled to call
Winning Ways home, utilizing the lounge area for coffee
and out-of-the-saddle gatherings.
The two outdoor arenas have great footing, watering
capabilities ringside and plenty of room to accommodate
spectators. Sit out on the knoll under the shade tree
and enjoy the show!
Winning Ways has three NEHC shows scheduled this
year. There is ample parking here to utilize this
facility for any type of event. The location is ideal,
just minutes from Rt. 16 and easy commuting to
Portsmouth, MA or points North. The facility is turnkey,

EQUINE AMENITIES:

wash stall, heated tack room w/ built in lockers, grain
room , utility room, heated classroom, viewing room, two
bathrooms, and office, large capacity hayloft, washer
and dryer, central vac.
Second barn: 7/14x14 matted stalls, water and
electricity, tack room and 1000 bale hay loft Third
barn: storage, currently holds 6-12 months worth of
shavings
Land: 40+ acres of rolling and level land, over 10
acres hayfields
Trails: Miles of groomed trails, including
waterfront, access to over 300 acres of conservation
land
Miscellaneous: Three scheduled C rated NEHC shows,
June 27, July 18, and August 1 Shows offer New England,
