DESCRIPTION:
Cataloochee Ranch
The ranch is located near the quaint little town of
Guffey, northwest of Canon City, in Park County
Colorado. The western side of the Denver Metro area can
be reached via Hwy. 285 in approximately 2-1/2 hours.
Park County is a combination of large, multi-thousand
acre, working ranches, recreational ranches and smaller
35-acre ranchettes. The population of the county is
about 10,000 and Fairplay is the county seat.
Cataloochee Ranch has an array of truly exceptional
improvements beginning with the primary owner’s
residence, which is beautifully and tastefully finished,
and furnished.
Sitting on a high point the house takes full advantage
of the spectacular views, overlooks several ponds, lush
pastures, and the corrals and barn compound in the
distance.
The owner’s have been breeding and training
Peruvian Paso horses and ride the trails on the ranch,
and the nearby Pike National Forest, almost
daily—weather permitting. The horse facilities have not
been overbuilt i.e., there are not an excessive number
of stalls and runs. When not being ridden, for training
or pleasure, horses spend the majority of their time in
the numerous fenced pastures. The entire ranch is
impeccably maintained and shows great pride of
ownership. It is truly a pleasure to represent a
property of this quality.
ACREAGE & GENERAL DESCRIPTION
The ranch has 445.02 acres and sits high up in a
beautiful mountain valley with magnificent views in all
directions. To the southwest you can see the tops of the
some of the "fourteeners" in the majestic Sangre
deCristo mountain range. To the west is Black Mountain
and to the north is Thirtynine Mile Mountain, which is
mostly in the Pike National Forest. The northern border
of the ranch is about a quarter of a mile from the
forest boundary. The ranch is a combination of open
pasture land seeded naturally with mountain grasses and
interspersed with groves of Aspen trees, stands of
Bristlecone pine, and scattered Ponderosa and Pinion
pine. Numerous springs, which flow year- round, provide
water for three fishing ponds stocked with trout, and
artesian wells for watering livestock. The overall
setting and location is extremely private, yet you are
within one hour of the conveniences and amenities of a
good size city.
